Hello, I’m here to tell you a little bit about my background so you can get to know who you are hiring. Growing up from Italian immigrants, I learned to appreciate that a hard day’s work, and pride in workmanship go hand in hand. I ran my own construction business for over 25 yrs., from every aspect including carpentry, framing, electrical, plumbing, drywalling, and tiling. Outdoors, I constructed decks and gazebos, built projects with masonry brick, flagstone, interlock and got dirty in the gardens. The most satisfying comment I always received was... “this is far beyond what we were expecting”. A hands-on approach was in my blood. It was time for a career change.....I chose Home Inspection. To complement my 25 yrs of practical knowledge, I attended courses to improve in areas related to inspecting a home. I am a proud graduate of both C&D school and Internachi home inspector courses, who are the leaders in the field of home inspection training. I am a Certified Home Inspector. This, along with my nature of doing the best I can do, will provide you with an unmatched home inspection. I go beyond the bare minimum requirements for a home inspection, because that’s what I would want for myself, if I were buying a new home. What to Expect: My inspections take approximately 3 to 4 hours, depending on the size, age and changes to the original construction. It is important to gather as much information as possible and manage time accordingly. I concentrate on mechanical systems, electrical, natural gas, and water services; the important references for home owners. Access to the roof and attic space, which are hazardous areas, are done alone for safety reasons. These aspects are covered before we begin on the home introduction. A detailed and comprehensive report will follow the inspection supplied in writing and emailed. This will be useful as a reference in the future should you ever require renovations, and also helps to increase your knowledge of your home. At this time, I will explain the systems to you... how they operate, how you will be influenced by them and how best to maintain them. Any deficiencies and/or defects are brought to light. Safety issues are covered and all your questions will be answered. What’s Included: My inspections are performed to the International Association of Home Inspectors’ (INTERNACHI) Standards of Practice. It is a thorough visual assessment of the readily accessible features of the property...not of an invasive or destructive nature. Exterior: including lot grading, drainage, drip edges, eaves and downspouts, stairs, railings, walkways, retaining walls, decks and porches, exterior finishes such as siding and brick veneer, trim. All protrusions through the home to the outside including intake and exhaust vents, windows and doors, electrical service entrance, natural gas service, central air conditioning components. Garages, garage doors and door openers, exposed foundation walls and trees, shrubs and vines which may cause future problems. Structure: consisting of the foundation, walls, floors, ceilings, columns, beams and roof members. These are the components that incorporate the real strength of the home. Roofing: including, coverings, drainage, flashings, drip edges, chimneys, skylights, eaves and soffits and downspouts, vents and all protrusions through the exterior shell. Attic: insulation, ventilation and framing, visible wring.                        Interior: walls, floors, ceilings, stairs, railings banisters, windows, doors, egress and insulation. Kitchens: cabinets, sinks, faucets, drainage, ventilation, outlets and lights. Laundry Rooms: plumbing, ventilation, receptacles, lights, cabinetry, tubs, taps and faucets. Bathrooms: showers, tubs, sinks, taps and faucets, toilets, valves, cabinets, exhaust fans, drains, piping and functional water flow. Heating: outputs of furnaces and boilers, radiators, heat rise of running furnace, flues, piping, ducting, air flow at registers, filtration, thermostat controls, heat recovery ventilators and humidifiers, if present. Cooling: outputs, thermostat controls, line temperatures and air flows at registers. Plumbing: main shut-offs, piping materials, supply and waste piping, cross connections, hose bibs, water pressure, flow, hot water heaters, gas supply pipes, traps and venting. Electrical: service entrance, main and distribution panels, amperage and voltage of service, main shut off, branch circuit conductors and their over current protection, receptacles, polarity and grounding, switches and light fixtures. Garage: Vehicle doors, man doors, openers, automatic closers, floors and gas proofing.
